Virtual Airbnb management for eligible properties in New York

New York has some of the strictest short-term rental rules in the country, so most owners we speak with are asking whether their property qualifies before anything else. When it does, Strally handles guest messaging, pricing and turnover coordination remotely.

What drives demand in New York

  • — Year-round tourism, business travel and events across all five boroughs
  • — Strong holiday season and major events such as the New York City Marathon and U.S. Open
  • — Many stays of 30+ days for relocations, which are treated differently from short stays

What New York owners should plan for

  • — Most apartment buildings, co-ops and condos restrict short-term rentals in their bylaws or leases
  • — Host-present requirements change how guest communication and check-in work
  • — Mid-term (30+ night) stays may be a better fit than nightly stays for some properties

Is your New York property eligible?

Since September 2023, New York City's Local Law 18 requires hosts offering stays under 30 days to register with the Mayor's Office of Special Enforcement. Under the rules published by the city, short stays require the host to be present and are limited to a small number of guests. Booking platforms must check registration status.

This is general orientation, not legal advice, and rules change. Confirm requirements for your specific property with the official source, your HOA and any lease. Strally doesn't guarantee compliance.
